Abstract
Real estate development projects are growing steadily. The main reason is the development of the city and the expansion of the transport network. As a result, the style of living in the Bangkok metropolitan area has been changed from a low-rise housing to a low-rise condominium, especially the location along the sky train. Therefore, proper designation of the building's space and physical data is essential to a successful project. The purpose of this research is to study the average proportion of the usable area and the physical data of the building for each type of building layout. The data were analyzed from 70 low-rise condominium projects in the Bangkok Metropolitan Region and analyzed by mean statistics. The main results of the research found that the average percentage of sales area per construction area in each type of building plan was 65.76 to 66.84%, parking spaces per number of rooms was 35.31% to 43.98% and the ratio of total building area to project land area was 2.70 to 3.13. Finally, construction project managers in the real estate development business can apply the results of the research for project design, cost management. and management of low-rise condominium construction projects more efficiently.
